How can a home owner recognize when a roof system has problems?

Clearing leaves and other debris from the roof and gutters should be completed once or twice a year, depending on the amount of build-up that accumulates. Life extension of the roof may also be potentially increased by installing additional venting to create proper air flow, temperature moderation, and moisture outlet. However, if you notice any leaks, shingles eroding or falling off, dry rot or termite rot damage along the fascia board or sagging in the roof, these are strong signs that your roof should be checked by a professional roofing contractor.
What are my options if I decide to reroof?

Sometimes, a leak is due to one problem area that is not water tight; while in other instances, it would be much more cost effective to replace the roof, rather than try to repair numerous issues occurring simultaneously on the roof. Regular maintenance on your roof to seal pipes and clean may also help prevent some minor leak issues.
Can I do the work myself?
Anyone can attempt minor maintenance work themselves; provided they have the proper equipment and safety procedures set in place. However, we recommend that you allow insured professional roofing contractors to address larger maintenance projects, roof leaks, and repairs.
How long can I expect my roof system to last?
Roofs last varying amounts of time, depending on what materials the client has chosen. Shingle manufacturer’s limited lifetime warranty can last from 30-50 years when the roof system is installed by a certified roofing company.
Tile, Slate, Concrete Shake and similar roofing systems can last up to 30-60 years depending on the underlayment installed, as the underlayment is the main line of defense in assuring the roof remains leak-free.
Flat roofs with torch down systems applied typically last 20 years or more; while flat roofs with PVC systems typically last up to 40 years.
All roofs should be properly vented and maintained regularly to prevent potential leaks. Pipes and vents should be resealed every 5-7 years to keep your roof watertight. Vents for heaters should be maintained more often…at least every 3 years. Chimney and skylight flashing should also be checked every 5-7 years as well to make certain that they remain watertight.
